Who we are
Windsor Court Properties LLC is a private real estate investment company. We buy homes for our own account, from owners selling on their own and from owners whose homes are listed with an agent. When a home is listed, we work with the seller’s agent.
We are not a real estate brokerage and we do not represent you. We are not your agent, broker, attorney, accountant, or financial adviser.
If your home is listed, your listing agent represents you under your own agreement, and nothing here changes that. Nothing on this site is legal, tax, or financial advice. Before you sign anything, talk to your own professionals.
Offers and estimates
Any price, figure, or estimate we share, on this site or in an email, text, or letter, is an expression of interest based on the information available to us at that moment. It is not an appraisal and it is not a formal valuation.
No offer is binding on either of us until both parties sign a written purchase agreement. Figures are subject to inspection, title review, and verification of the property details we relied on. If the information we were given turns out to be wrong, the number changes.
Information you give us
Give us accurate information. We rely on what you tell us about a property when we prepare an offer, and an offer built on wrong information is worth nothing to either of us.
By submitting the form on this site you confirm that you are at least 18 years old, that you have the authority to discuss the property you listed, and that you agree to be contacted about it by phone or email.
Communications
When you give us your contact information you agree that we may contact you about the property by phone or email. You can stop emails at any time with the unsubscribe link. Text messages are separate, and you opt in to them yourself as described below.
SMS program. Windsor Court Properties LLC runs a text messaging program with two separate types of messages. Non-marketing messages cover answers to your questions, walkthrough and appointment scheduling, and closing updates about the property you asked us about. Marketing messages cover our purchase offer for your property and follow-up on that offer. You opt in to each type separately by checking its own box on our website form. Checking a box is optional and is not required to submit the form or receive an offer. We send text messages only for the types you checked.
You can cancel the SMS service at any time. Just reply “STOP” to any text message you receive from us. Our text messages come from 413-207-9577. After you send “STOP”, we’ll send you one text message confirming that you’ve been unsubscribed. After that, you won’t receive any more text messages from us. To join again, sign up the same way you did the first time, or reply “START” to that same number and we’ll start sending you messages again.

Carriers are not liable for delayed or undelivered messages.
Message frequency varies. Message and data rates may apply for any messages sent to you from us and to us from you. If you have any questions about your text plan or data plan, contact your wireless provider.

Acceptable use

This site is provided as is. We do not warrant that it will be uninterrupted, error free, or that the information on it is complete or current at every moment.
Limitation of liability
To the fullest extent the law allows, Windsor Court Properties LLC is not liable for indirect, incidental, or consequential damages arising from your use of this site or from information you obtained through it.
Governing law
These terms are governed by the laws of the State of Connecticut, without regard to its conflict of law rules.
Changes
We may update these terms. When we do, the effective date at the top of this page changes. Continuing to use the site after that means you accept the update.
